Find the sale and read its documents

Start with the notice on Italy’s Public Sales Portal and the documents for that sale. Note the reference, lot and custodian or delegated professional. The notice explains sale terms; the valuation report describes the property. Read both rather than relying on photos.

Investigate the home before bidding

Ask about occupation, access, condition and planning and cadastral documents. Request a viewing through the procedure’s stated channel. Where the report identifies technical questions, arrange specific checks; do not assume every alteration can be regularised.

Calculate the full budget

Alongside your maximum bid, allow for taxes, any procedural costs, work and agreed support. Check the deposit amount, payment method and deadlines in the notice. If you need a mortgage, discuss timing with the bank before taking on auction commitments.
