Documents to prepare when buying in Italy

Prepare valid ID, an Italian tax code and details of your residence, marital status and matrimonial property regime. The notary specifies the certificates needed and checks your eligibility to buy, including any reciprocity requirement for non-EU nationals.

For the property, request the ownership deed, cadastral details and floor plan, building documents and energy performance certificate (APE). The agency, notary and technical professional carry out different checks: agree the necessary enquiries before signing an offer.

Tell the notary promptly if you do not speak Italian or cannot attend completion. Translation, an interpreter and any power of attorney need advance arrangements. A video viewing does not replace these formalities.

Obtaining your Italian tax code

The codice fiscale also identifies foreign buyers for purchase formalities. It is issued by the Italian Revenue Agency: a code calculated on a website is not enough.

If you live abroad, you can authorise a representative to request the code from the Revenue Agency for a property purchase. Prepare written authorisation and ID, and confirm the procedure applicable to you before arranging completion.
